Public Record Sources
Our work is based on publicly accessible sources, which may include Massachusetts court dockets,
publicly available filings, and Registry of Deeds recordings. Results are documented and
organized into a structured report format.
Availability of records and level of detail varies by jurisdiction, court system, and record type.
Human Review & Identity Cross-Verification
We conduct structured identity cross-verification to reduce false matches and minimize incorrect
subject attribution. We prioritize documented facts and clear reporting over bulk automation.
Identity cross-verification improves accuracy but cannot eliminate all ambiguity in public records.
Use for Employment or Housing Decisions
When a report is used for employment screening, tenant screening, or other decisions covered by the
Fair Credit Reporting Act (FCRA), the requesting party is responsible for ensuring permissible
purpose and obtaining proper written authorization.
For these use-cases, we may require proof of written authorization and permissible purpose certification
prior to completing work.
Adverse Action & Dispute Considerations
If a report contributes to an adverse decision, additional steps may be required under the FCRA.
Clients should maintain a compliant adverse action workflow and handle disputes promptly and fairly.
Docket & Deed does not provide legal advice. For compliance implementation questions, consult qualified counsel.
Monitoring Services
Registry monitoring is a notification service that alerts clients when newly recorded instruments
appear tied to a monitored name or property. Monitoring does not prevent filings and does not
replace legal review or title insurance.
Monitoring frequency and availability may vary depending on the registry system and record publication timing.
What We Do Not Provide
Docket & Deed is not a credit bureau, does not provide credit reports, and does not provide automated
nationwide database screening. We do not provide title insurance, insurance products, or legal representation.
Our services are limited to documented public-record research and monitoring.
